01/25/06 Conservation
Nazis are plotting to control your property!
I attended the briefing of the first draft of the proposed Dallas Plan
which was headed for a vote until those present intervened.
The Plan has no provision for NSO's (Neighborhood
Stabilization Overlay just passed 12/5/05 especially for
protection of older communities and Mc Mansion type homes in older areas)
at this point and has serious flaws regarding HD's (Historic
Districts) and CD's
(Conservation Districts).
I want to alert anyone who might be
interested to begin a public out cry to challenge the city's current
intent and time table for acceptance.
A time table exists regarding adoption and implementation which was, due to
opposition, amended. Currently, the following
applies:

now To Be Determined |
It is note worthy to recognize that all Council Members and Plan
Commissioners were redacted, in other words removed, from the preferred/early
notification list by Janet Tharp, Planning Dept,
regarding the review of the First Draft of the Comp Plan Monday afternoon.
This should be an immense RED FLAG to citizen/community interest groups for the
need to immediately review sections of this 500-page
draft which may apply to their interest before the
final concrete is poured and set. Obtaining a
copy of the Plan CD is imperative due to color coding to reasonably having a
chance to interpret what is set forth in this Plan.
On first review of some sections, I see serious flaws whose consequences could
be/will be significant with
many long term implications. It very likely will
further erode any voice that citizen may wish to exercise in future endeavors
backed by the city.
FEED BACK FORMS were distributed to the Advisory Committee Monday
for their comments. Contacting appropriate
individuals on that Committee and rendering your informed opinions would be
strongly encouraged now. Additionally, a request
for major public briefings city wide with no predetermined time table to vote
on the acceptance of the Plan until a majority of citizens agree on this
Plan's Elements which are projected through 2030 should be demanded.
By state law, once passed the city can use the Plan as
an excuse to do things as supposedly prescribed in the Plan or face law suits.
The Catch 22 Element in the city's arrangement of the
Plan is to accommodate development even more than now
with less citizen input, voice, and/or influence. It's a big long term deal.
Each group, individual, or what ever will find sections that could or do pertain
to their interests and those even though they will vary entity to entity
should be carefully scrutinized.
Though you might like a heads up.
