6/21/7 Front Yard Parking
If these people do not have a rear entry garage that is
being used as a GARAGE (storage, family room conversion, etc. does not help
them), then their front yard parking is illegal. Only ADDITIONAL
parking can be located in the front yard, not required off-street parking.
Here it is, chapter and verse:
You have to make a distinction between
(1) required parking and
(2) additional parking.
A single family use requires one parking space in R-7.5(A)
zoning (in R-10, it may be 2 spaces).
The Dallas Development Code Section
51A-4.209(b)(6)(C) states that:
The required parking space for a single-family use must be
behind the required front building line (not in the front yard).
The Dallas Development Code Section 51A-4.301(b)(2).
Additional parking for a single-family use can be located in
the front yard. Any parking, required or additional, for a nonresidential
use (church, school) cannot be in the front yard.
The Dallas Development Code Section 51A-4.301(b)(1).
All parking, required or additional, single-family use or
nonresidential use, must be on an approved surface (concrete or asphalt or
similar).
The Dallas Development Code Section 51A-4.301(d)(3)
and (4) states that:
a conservation district ordinance can vary any of the normal
rules.
